Payments are staged against real milestones rather than taken up front. It keeps the project honest on both sides and means you're never significantly ahead of the work on site.
Chargeable after the initial consultation and credited against your project if you proceed. £495–£995 for standard premium projects; £1,500–£3,000+ for schemes over £100,000.

The initial consultation and quotation are free. Detailed concept work — 3D visuals, full specification and drawings — is chargeable, typically £495–£995 for a standard premium project and £1,500–£3,000+ for schemes over £100,000. If you proceed, the fee is credited against your project.
Most single rooms take four to eight weeks on site once design is signed off and materials are in. Larger leisure suites and golf rooms with structural work can run longer. You get a programme with your quotation, not a vague estimate.
Internal conversions of garages, basements and existing rooms usually fall under permitted development, though Building Regulations often still apply. Outbuildings and any change of use may need approval. We flag anything relevant at survey and help you through the process.
Yes — public liability, contractor's works and the relevant cover for the trades on site. Electrical work is certified and notified where required, and gas work is carried out by Gas Safe registered engineers.
Changes are normal. We handle them through a written variation so you always see the cost and programme impact before we proceed — no surprises on the final invoice.
Yes. We're based in Harrogate and work throughout the UK. Travel and accommodation are factored into the quotation for projects further afield.
