Beyond Harrogate and York, North Yorkshire is a county of farmhouses, converted barns, rectories and rural detached houses on plots that would be unthinkable closer to a city. For leisure-space design that is a considerable advantage: space and ceiling height are the two things that constrain almost every project, and here there is usually more of both.
It also means the work tends to be larger in scope. A rural property with a range of outbuildings supports a proper leisure suite — a gym opening into a bar, a cinema room alongside a games area, a golf bay with its own seating. Parts of the county sit within the Yorkshire Dales National Park, the North York Moors National Park and the Nidderdale National Landscape, where planning is more tightly controlled and permitted development rights can be restricted. Rural buildings are also more likely to be listed. None of this stops good projects — it just means the consent position needs establishing before design, not after.
Common questions
Travel is factored into the quotation rather than added as a surprise. For most of the county it is a modest element of a project of this size; for anything unusually remote we will say so up front.
Multi-room transformations typically run from £100,000 to £250,000 and above, depending on the building, the specification and how much fabric work the shell needs. A single room in an existing, sound outbuilding starts a good deal lower.
