Wharfedale property is different from anything else in the region: substantial stone-built Victorian houses, many on sloping plots running up from the valley floor, with coach houses, stables and detached garaging that were built for horses and cars considerably smaller than the ones people own now.
That combination is unusually good for what we do. A stone coach house with a decent ridge height is close to an ideal shell for a golf simulator or a cinema room — it is already separate from the house, already has thick walls, and rarely needs planning permission for an internal conversion. The main variables are insulation, damp and getting services across from the house, all of which we cost properly rather than optimistically.
